What is a Set Out Survey / Construction Survey?
A set-out (construction) survey involves transferring a building’s design from the plans onto the actual site using physical reference points and markers. These points guide builders throughout construction, ensuring the structure is positioned accurately, built to the correct dimensions, and remains within the legal property boundaries.
The reference markers are also used by other trades on site. Plumbers can align pipes, concreters can set their formwork, and carpenters can accurately build timber frames.
For straightforward new builds or extensions, one site visit is often sufficient. However, additional visits may be needed if reference marks are disturbed or if the project is lengthy or complex. Factors such as steep or uneven terrain can also increase the need for follow-up surveys.
